Newer construction. A lot of Bluffton was built in the last fifteen to twenty years, which means newer systems, less deferred maintenance, and layouts that reflect how people actually live now. You're also fifteen minutes from the island without the bridge toll or the summer traffic on US-278.
And Old Town Bluffton is worth a look before you write the whole market off. It's a genuinely charming historic district with good independent restaurants, walkable streets, and a community feel that's completely different from the master-planned subdivisions surrounding it. If you've only seen the subdivisions, you haven't really seen Bluffton.
When you own on Hilton Head, you're on the island. You wake up there. You ride the leisure paths through maritime forest and along the water. You walk to the beach. You sit on the porch and hear the marsh. That relationship with the place is what Hilton Head buyers are actually buying, and it doesn't transfer across the bridge.
When you own in Bluffton, you visit the island. It's fifteen minutes and usually a good fifteen minutes. But it's a trip. You plan it, pack the bag, drive over, find parking, come back later. Hilton Head's buried power lines, no-billboard ordinance, preserved tree canopy, and building height limits produce a specific visual environment that most master-planned Bluffton communities don't replicate. If you've spent real time on the island and something about how it looks and feels matters to you, that's not something you're likely to find across the bridge.
Bluffton works best for buyers primarily making a primary residence move who want space, newer construction, and strong value, and for whom the island is an amenity rather than the destination itself.
