Shortly before closing, we schedule and attend the final walkthrough with you.

This is not another inspection. It is confirmation that the property is in the agreed-upon condition and that any negotiated repair items have been addressed.

We Guide Utility Transfers

About one week prior to closing, we send a clear reminder outlining which utilities typically need to be transferred into your name.

We provide contact information and timing guidance so there is no lapse in service after ownership transfers.

This step is simple when handled early. We make sure it is handled early.

We Oversee Key Exchange and Access

On closing day, we coordinate the key transfer.

Whether you are signing in person or remotely, we ensure that keys, remotes, gate fobs, door codes, and other access details are properly accounted for.

You should not be wondering how you are getting into your property. That part is handled.

We Stay Aligned with the Closing Attorney

In South Carolina, buyers and sellers typically sign separately at their respective attorneys' offices.

You will not be sitting across the table from the seller.

Closings may take place in person or, when necessary, through a Power of Attorney arrangement.

Throughout this process, we remain in communication with the closing attorney to keep timelines, documents, and expectations aligned.

We Help You Plan Around Closing Day

In South Carolina, a transaction is not fully closed until the seller confirms receipt of funds.

Because of that, we do not recommend scheduling moving trucks, appliance deliveries, furniture deliveries, or contractors for the day of closing.

The better plan is to schedule those items for the day after closing and, if you are moving in right away, plan to stay the night in a hotel or temporary accommodations.

This is also why buyers planning an immediate move often benefit from avoiding a Friday closing when possible.

If there is any delay in funding confirmation, having business days ahead of you gives everyone more room to resolve things cleanly.

Our role is to help you think through these timing details in advance so closing day feels realistic, not rushed.
