If you have been browsing homes online for a while, you are not alone. Most people reach out once they have a few favorites saved, a general budget in mind, and a growing list of questions they want answered before touring in person.

Before we schedule showings, we start with a buyer consultation. This meeting is where we get aligned on your goals and walk through representation and paperwork in a way that is clear and calm.

The goal is simple. When the right home appears, your attention should be on the home and your offer strategy, not trying to understand documents for the first time.

Why We Cover Representation Before Your First Showing

In South Carolina, you have options for how you work with a real estate brokerage. That is why the state requires that you receive a meaningful explanation of brokerage relationships at the first practical opportunity when there is substantive contact.

Our process is designed to make sure you understand your options before you tour homes. That way, you are never trying to absorb important details during a showing or in the middle of writing an offer.

The South Carolina Agency Disclosure: What It Means for You

One of the first documents we review is the South Carolina Disclosure of Real Estate Brokerage Relationship. This is not a contract to buy anything. It is a plain-language explanation of the types of relationships available and the services that come with each.

Here is the simplest way to think about it. You can work with a brokerage as a customer or as a client.

If you are a customer

As a customer, you receive basic real estate services.
This includes fair and honest treatment, accurate information, presentation of offers in a timely manner, disclosure of known material adverse facts, and limited confidentiality.

What this does not include is advocacy.

During this period, we will not:

  • Advise you on pricing or negotiation strategy
  • Suggest offer terms or tactics
  • Weigh in on how aggressive or conservative to be
  • Strategize against the seller on your behalf

Those conversations are part of client-level representation and only happen once a Buyer’s Agency Agreement is in place. In other words, the brokerage is not obligated to promote your best interest the way it would for a client. That matters most once you start talking about pricing, terms, and negotiation strategy.

If you are a client

You become a client through a written agreement. Client-level representation includes fiduciary duties and allows your agent to provide advice, counsel, and negotiation support.

If you want an agent who can advise you freely on strategy, risks, and terms, client-level representation is what makes that possible.

Single Agency, Dual Agency, and Designated Agency (Explained Clearly)

The disclosure also explains how representation can work inside a specific transaction.

Single agency

Single agency means the brokerage represents only one party in the transaction. If we represent you as the buyer and the brokerage does not represent the seller, you receive clear advocacy and straightforward loyalty.

Dual agency (fully disclosed, signed in writing, and never assumed)

Dual agency is when the same brokerage represents both the buyer and the seller as clients in the same transaction.

If dual agency is ever a possibility, it will be fully disclosed. It also requires written consent from all parties. That consent is not buried in fine print. A separate agreement is used to document dual agency for that specific transaction.

Dual agency also changes what can be shared and how advocacy works. The disclosure explains that, in dual agency, confidential client information about price negotiations, terms, or motivations cannot be disclosed. That is why we explain this upfront and why nothing about representation is ever handled casually.

Designated agency

In designated agency, a broker-in-charge may designate separate agents within the brokerage to work solely on behalf of each client. The designated agents have a duty to promote their client’s best interest, including negotiating price and terms, while the broker-in-charge remains a disclosed dual agent.

The Two Agreements You May See: Buyer Agency vs. Consultation Agreement

This is where many buyers feel relieved. You are not expected to know on day one exactly how you want to structure representation.

We offer two paths, depending on where you are in your search.

1) Buyer’s Agency Agreement (full buyer representation)

This is the more comprehensive option. It formalizes buyer representation and lays out the scope of representation, term, and compensation approach. It also confirms you received the agency disclosure in a timely manner.

If you already know you want full representation from the start, this is often the best fit.

2) Buyer Client Consultation Agreement (a first-visit alternative)

If you are still exploring and want your first visit to feel protected but not overcommitted, this is the option we often use.

Think of this as your “first-visit agreement.” It allows you to tour properties while we establish expectations and you decide whether working together is the right long-term fit.

It also makes something important clear. This consultation agreement is not a full Buyer’s Agency Agreement. If you decide to move forward with a purchase, we can complete the more comprehensive Buyer’s Agency Agreement at that stage.

Compensation: Clear, Written, and Decided Before an Offer Is Submitted

Compensation should never be vague, and it should never be a surprise.

Your consultation agreement explains that broker services are generally paid through cooperative compensation offered by the listing brokerage or seller. It also states that if you decide to make an offer, we will review and agree in writing on how compensation will be handled before any offer is submitted.

This is one of the biggest reasons we do the buyer consultation. When you are ready to negotiate, we want the conversation to stay focused on strategy, not paperwork.

Financing and Local Recommendations: What You Should Know

During your consultation, we will talk about financing, inspectors, attorneys, and other professionals you may need.

We want to be very clear about how we handle recommendations. We do not accept kickbacks or referral fees for sending you to a lender, inspector, closing attorney, or other settlement service provider. If there were ever an arrangement that required disclosure, it would be disclosed in writing.

When we recommend local professionals, it is because we trust their track record. They communicate well, they understand how Hilton Head transactions work, and they have helped clients close successfully in situations that were not simple.

You are always free to choose your own professionals. Our role is to share experience and help you avoid preventable delays.

What Comes Next

Once we have representation and expectations clarified, showings become much more productive. You can focus on the home, the neighborhood, and the questions that actually matter, because the foundation is already in place.

Frequently Asked Questions

Do I have to sign a Buyer’s Agency Agreement before my first showing?

Not always. Depending on where you are in the process, we may start with a Buyer Client Consultation Agreement as an alternative for the first visit. If you decide to move forward with a purchase, we can then complete the more comprehensive Buyer’s Agency Agreement.

What is the difference between being a customer and being a client?

A customer receives basic services and limited confidentiality. A client has a written representation agreement and receives fiduciary duties and negotiation guidance. We will explain these options clearly during your consultation.

Can dual agency happen without me knowing?

No. If dual agency is ever a possibility, it must be disclosed and it requires written consent from all parties using a separate agreement for that specific transaction.

Thinking about buying a home or villa in Hilton Head or Bluffton? You might be here on vacation, soaking up the sun and imagining what life could look like if you owned a place here. It’s an exciting thought, but it can feel overwhelming, especially if you’re not from the area and don’t have all your information with you. That’s perfectly normal. Most of our buyers are visiting, enjoying time with family or friends, and just starting to explore the idea of owning a second home or investment property.

I want you to know that you do not need to have everything figured out before you reach out. Our job is to help you discover what is possible and guide you through every step. But there are a few things that can make your experience smoother and help you get the most out of your time here.

Why Buying in a Secondary Market is Different

  • Most buyers are not local and are here for a short time (or not even here at all and viewing properties via virtual showings), which means decisions sometimes need to be made quickly.
  • You may not have all your financial paperwork, loan pre-approvals, or even a clear idea of what you want. That is okay. We are used to working with clients who are just starting to explore their options.
  • Properties in vacation markets often move quickly, and the best opportunities may not wait for a second visit.
  • You might be balancing family time, activities, and home tours all in the same day. It can feel like a whirlwind.

Know Your "Why" (But Don't Stress If You're Unsure)

  • Are you looking for a place to build personal memories, an investment, or a retreat from your busy day-to-day life?
  • If you're not sure, that is completely fine. I love helping buyers talk through their goals and uncover ideas they may not have considered.

Get a Handle on Your Finances

  • Budget Range: Think about what you're comfortable spending, including down payment, monthly payments, and ongoing costs like HOA fees, insurance, and maintenance.
  • Pre-Approval: If you can, getting pre-approved for a mortgage before you arrive can give you more confidence and help you move quickly if you find the perfect place. But if you do not have it yet, don't worry. We can work through it together and have some great recommendations for you.
  • Liquid Assets: It helps to know how much you can access quickly for earnest money or closing costs.

They can help you understand your options, especially if you are considering investment properties, 1031 Exchanges, or using home equity from your primary residence.

  • Cash Purchases: Many buyers in our market pay cash, which can make the process faster and give you a stronger negotiating position.

It’s important to know there are strict timing deadlines for identifying and closing on your new property. Missing these can mean losing the tax benefit.   • HELOC or Home Equity: Some buyers use equity from their primary home to help finance a property.

Your Ultimate Guide to Hilton Head's Holiday Light Tour

The holidays on Hilton Head Island have a different feel to them. There's something about the way lights reflect off the water, how the live oaks look draped in white lights, and how the whole island just slows down and embraces the season.

One of my favorite traditions is the annual Holiday Light Tour, and I wanted to share my go-to route with you. Grab your hot chocolate, load up the car, and let's go see some lights.

The Route: Where the Magic Happens

This tour usually takes about 90 minutes to two hours, but take your time. The best part is just cruising around and soaking it all in.

Stop 1: Forest Beach & the Legendary Dove Street Light Show

We're starting with the main event: Dove Street in Forest Beach. If you only hit one spot on this entire list, make it this one.

This isn't a few strands of lights on the bushes. The homeowners on Dove Street have turned this into a full-on production. Roll your windows down as you drive through and you'll hear the music playing from the houses. Thousands of lights, animated scenes, elaborate decorations; it's an impressive display that keeps getting better every year.

Fair warning: it gets busy, especially between 6-9 PM. But it's worth it. People come back year after year to see what's new.

While you're in Forest Beach, cruise around the surrounding streets too. The holiday spirit spreads through the neighborhood, and you'll find plenty of other homes that have stepped up their game.

Stop 2: Coligny Circle & South Forest Beach

From Dove Street, swing by Coligny Circle. The commercial area keeps things understated, but there's something charming about the festive vibe here, especially if you want to grab a coffee or hot chocolate for the road.

Then meander through South Forest Beach. What I appreciate about this area is how the displays have that coastal twist. Palm trees wrapped in lights, nautical-themed decorations. It's traditional holiday meets Lowcountry.

Stop 3: Sea Pines Plantation

Next up: Sea Pines. There's a gate fee if you're not a resident (usually around $9), but it's worth it.

Sea Pines does elegant well. The displays here are more sophisticated and understated, but that's part of the appeal. Everything feels intentional and beautifully integrated with the natural surroundings.

Don't skip Harbour Town. The lighthouse lit up for the holidays is something to see. The marina takes on a nice glow, and between the yacht lights and the harbor decorations, it's a solid stop. Park for a bit and walk around if you can.

Stop 4: Shelter Cove

Head northeast to Shelter Cove and you're in for a treat. The marina and waterfront create a great backdrop where the lights reflect off the water. The outdoor mall next door is where the town Christmas tree is set up, right on Broad Creek, and the views are fantastic.

The commercial area around Shelter Cove Harbour & Marina gets decked out, and many of the waterfront homes go all out with their displays. The combination of the creek views, the community tree, and the surrounding decorations makes this one of the better stops on the tour.

Take some time here. Park for a bit and explore the area if the weather's nice. It's a good spot to take in the scene.

Stop 5: Hilton Head Fire Station #3 Holiday Display & Deep Well

Here's one a lot of visitors don't know about: the Hilton Head Fire Station holiday display. Our local firefighters transform the station into a festive display every year, and it's become a solid tradition.

What makes this worth the stop is the community aspect. The firefighters do this for the island—for everyone. They create elaborate decorations, lights, and usually have photo ops. The station typically offers drive-through viewing, so it's easy and convenient.

Here's the best part: they use this as a Deep Well drop-off location. If you've got canned goods and/or an unwrapped toy in the car, you can drop it off and help make a local child's holiday brighter. It's a good reminder of what the season is really about and why this island community works.

Check local listings for specific hours and any special events they might be hosting during the season.

Fire Station #3 is location at 534 William Hilton Parkway.

Stop 6: Spanish Wells (The Boater's View)

If you've got access to a boat, this is where the tour gets interesting.

Cruise through the waterways around Spanish Wells and through the Broad Creek at dusk or after dark, and you'll catch some impressive waterfront displays. There's something about seeing holiday lights from the water—the reflections, the way the decorations glow across the harbor, the combination of dock lights and home displays.

Even if you don't have a boat, you can sometimes catch glimpses of the displays from public waterways or from the edges of the communities. The harbor lights alone create a festive atmosphere worth checking out.

If you do have water access, make an evening of it. Slow cruise, hot chocolate, holiday playlist—it's a different perspective on the island's holiday spirit.

Pro Tips from a Local

Timing: Start around dusk (5:30-6:00 PM) so you catch that transition from daylight to full darkness. Most displays stay lit until 10 PM or later.
